One Year In: What We’ve Learned from Managing Mid-Term Rentals
2025 was our first full calendar year offering Mid-Term Rental management—and the numbers tell a powerful story. With average stays just under 3 months and an 86% occupancy rate, it’s clear there’s strong and steady demand for furnished rentals in Denver. We saw 2,168 nights booked through Airbnb alone and welcomed 33 new units to the portfolio. While summer revenue surged, we also learned valuable lessons on pricing strategy during slower months. Our top unit cleared over $33K in NOI—proving that with the right systems, this model works.

November delivered another surprisingly strong leasing month, with a 16% year-over-year increase in properties leased—matching October’s surge and marking one of the highest demand stretches of the year. Yet despite this sustained momentum, rents remain under pressure: the median rent dipped 2% from last month to $2,700 and sits 1% below last year.

This disconnect between demand and pricing underscores the nuanced landscape Denver landlords now navigate. Renters are moving—but they’re doing so with tighter budgets and more options. Studios saw the steepest year-over-year drop at -8%, while all other unit types fell between -4% and -6%, continuing a downward trend we’ve seen for much of 2025.

From a strategic standpoint, the message is clear: filling vacancies is achievable, but only with competitive pricing and compelling value. This is not the time to rely on appreciation alone. Proactive owners—offering lease flexibility, bundling amenities, or exploring mid-term rental opportunities—are best positioned to maintain strong occupancy while setting themselves up for better margins when the market rebalances.
