Located in the Kendrick Lake Quads — a quiet, low-density 1970s townhome community in southwest Lakewood — this 3-bed, 2-bath home was a textbook example of how first impressions can override outdated interiors. The unit itself is modest in size at just 1,128 square feet, so yes, things are a little tight inside. But what it lacks in square footage, it more than made up for in presentation.

Let’s start outside: weed-free flower beds with bright seasonal blooms, a lush green lawn, and a front walkway that looked welcoming, not neglected. The surrounding community has mature landscaping and big trees that add to the charm, even if the complex shows its age in other ways.

Inside, the finishes were a mixed bag — think cream-colored Formica counters, older appliances (some white, some stainless), and 4” cream shower tiles that were probably considered timeless in 1985. But here’s the kicker: it was spotless. Updated LVP flooring helped modernize the space, and the whole unit smelled fresh, not “vintage.”

One of our favorite real estate truisms came to mind: “The best money you can spend is on soap and water.” This property is living proof.

Tenants walked in and saw a home that felt cared for. And that sense of care — in both landscaping and cleanliness — helped it rent in just 4 days with zero price drops. That’s especially notable given it leased at $2,500/month — a full $200 increase over the previous lease.

Bottom line: You don’t need granite countertops to attract quality tenants. But you do need to make them feel like the home is move-in ready, both inside and out.


Property #2 — DENVER (Westwood)

Rented in: just a few days | Price: $1,600/mo

This one-bedroom, one-bathroom single-family home in the Westwood/Irving Park area of southwest Denver is a bit of a unicorn — and that’s exactly why it rented so quickly. At just 624 square feet, it’s compact, but it offers something that’s hard to find in the Denver rental market: the privacy and charm of a standalone home, priced competitively with nearby apartments.

Built in 1984 and fully renovated, this home packs a surprising amount of style into a small footprint. High-quality finishes, smart design choices, and a thoughtful layout made it feel fresh and modern, not cramped. It also includes a rare perk for its size: an off-street parking space, which adds significant value in a city neighborhood.

The lot is small but well-maintained, featuring xeriscaping in the front for low-maintenance curb appeal, a couple of young trees, and mature landscaping in the back. While the neighborhood itself is a mix — some well-kept homes, others in need of TLC — this property stood out by clearly maximizing what the owner could control.

Clean lines, well-kept landscaping, and stylish interiors don’t just photograph well — they rent well, too.

What’s especially smart here is the pricing. At $1,600/month, this home competed directly with A-class one-bedroom apartments in the area. But unlike those units, it offered privacy, outdoor space, and a more “homey” feel — three things many renters are increasingly prioritizing.

Lesson learned: when you offer something unique, lean into it. And when you can pair that with high-quality finishes and thoughtful pricing, even a 624-square-foot home can stand out in a sea of rentals.

Property #3 — BROOMFIELD

Rented in: 10 days | Price: $2,995/mo

This 5-bedroom, 2-bathroom ranch-style home in Broomfield Heights might not win any design awards — but it still rented in just 10 days, and at nearly $3,000/month. Built in 1959 and sitting on a large 0.23-acre lot, the home offers a lot of space (2,184 sq ft) and versatility — which turned out to be the key.

Let’s start with what didn’t work: the front yard was more weeds than lawn, and there was little curb appeal to speak of. The paint choices inside were… eclectic. And the finishes were all over the place — some recently refinished hardwood floors, mixed with older fixtures that clearly spanned multiple eras.

But here’s the thing: it was clean, functional, and big. And for certain renters — especially groups of young professionals or roommates — that combination is a home run. It had the kind of flexible layout that supports multiple living situations, and a huge, fully fenced backyard complete with a fire ring and covered patio. In other words, the kind of space that helps tenants picture actual memories being made.

Sometimes, it’s not about the finishes — it’s about the vibe. That fire ring? It sold the lifestyle.

This property also came with a 2-car garage, a sprinkler system, and a great location just west of 120th Ave — making it both practical and well-connected. While it didn’t check every box from a design perspective, it nailed the ones that mattered most to its target renters.

The big takeaway here? Not every rental needs to be Instagram-ready. Sometimes, if you’ve got size, functionality, and a little personality (like a backyard made for summer nights), that’s more than enough to stand out — especially in a competitive market.

On the surface, these three properties couldn’t be more different — a compact 1-bed cottage, a dated-yet-charming townhome, and a sprawling 5-bed ranch. But despite their differences, they all shared a few key traits that made them lease up lightning fast.

First and foremost: they showed well. That doesn’t mean they were the most upgraded or stylish properties on the market. But they were clean, thoughtfully presented, and gave prospective tenants an immediate sense of livability. Whether it was a lush lawn, modern interior, or cozy backyard fire pit, each one sparked an emotional connection. People walked in and could see themselves living there — and that’s half the battle.

Second: the owners focused on what they could control. Not every home is in a perfect neighborhood or has high-end finishes — and that’s okay. What matters is maximizing the appeal of what is within reach: landscaping, cleanliness, smart pricing, and functional upgrades. These properties weren’t trying to be something they weren’t. They leaned into their strengths, priced accordingly, and as a result, attracted the right renters — quickly.

At the end of the day, successful rentals don’t always come down to square footage or granite countertops. Often, it’s the simple things — presentation, cleanliness, thoughtful upkeep — that create the kind of first impression that gets a lease signed on day four instead of week four.
